Land Clearing in Dunnellon, Florida

📞 Call (352) 780-7314

Dunnellon land comes with water attached. The Rainbow River, the Withlacoochee, and the springs feeding both mean parcels out here have hardwood hammock, cypress edges, and wetland pockets that Ocala's sandy uplands never see. That changes how a clearing job gets quoted, and it's the first thing we look at when someone calls from the 34431 or 34432 side of the county.

Where the rules bite around Dunnellon

Mulching hammock and scrub

Off the river, Dunnellon is the same pine, oak, and palmetto as the rest of the county, and forestry mulching handles it at roughly $400 to $1,000 per acre for light to moderate growth. In heavier hammock with bigger hardwoods, the big trees come down first and the mulcher cleans up behind, so the per-acre number climbs. We'll tell you which side of that line your parcel is on when we walk it.

For a build site, pole barn, or pasture conversion, it's full clearing with grubbing and a rough grade. Pads near the water sometimes need fill to get above the wet-season line. That's dirt work we fold into the same quote.

What we won't do: clear a wetland edge without the district's sign-off, or push debris into a creek line. Both are cheap on day one and very expensive on day thirty. If a parcel is mostly wetland, we'll say so and point you to a permitting consultant before you spend money on machines.

Common Questions

Is my Dunnellon parcel a wetland?

Possibly in part. Hammock and cypress ground near the Rainbow and Withlacoochee rivers often holds wetland pockets, and those need Southwest Florida Water Management District review before clearing. Uplands are usually fine. We identify which is which on the walk-through.

Do I need a permit to clear land in Dunnellon?

Depends on whether the parcel is inside city limits. In the city, Dunnellon's own code applies; outside it, Marion County's rules do, and single-family upland clearing is largely exempt there. Wetlands and gopher tortoise burrows need review or a permit either way.

Can you clear riverfront property?

The upland part, yes. The wetland edge and any setback along the river only get touched with the district's sign-off, and we won't push debris toward the water. If most of the parcel is wetland we'll tell you that up front.
